Description

In Northern New Mexico, about 35 miles south of Chama, are 740 acres bordered on the north and east by the Carson National Forest.  The southern boundary is State Road 115 (to Canjilon Lakes) and the western boundary is US Hwy. 84. This 740 acre Sportsman's Paradise has it all including 6 annual Ranch-only Elk permits ( 3 Bulls, 2 cows and 1 Archery/either sex).  This area is famous for world-class elk hunting with record bulls taken regularly.  There are also mule deer, wild turkey and an occasional mountain lion and bear.  Elk harvest is typically 100%.  Game and fish say this is where the elk come to winter.  Four ponds grace the property, 2 of which are stocked with large Rainbow Trout.

There is excellent access throughout the entire 740 acres with more than 8 miles of unimproved roads and almost 2 miles of improved, surfaced roads.  New T-post and barbed wire fence surrounds the entire ranch.  There is a 4x4 access road bulldozed on the inside of the fence line for fence maintenance.  For the shooter, there is a 1200 yard private shooting range right outside the shop.  Also a covered 20'x8' pad for all-weather chronograph testing out the shop window.

The new, low maintenance 9,620 sq ft 2 story metal building has fantastic views of over 30 miles.  The building is extremely well insulated in all interior and exterior walls and ceiling joists.  Downstairs includes 2,400 sq ft of opulent living space with gorgeous Italian porcelain tile floors, beautiful interior woodwork and custom window coverings throughout. Downstairs you have a possible 3 bedrooms, 1 1/2 bath, living room and kitchen. Upstairs has a 2 bedroom, full bath living or guest accommodation that is plumbed to add a second kitchen if desired.  The remaining square footage includes more than 3,600 sq ft, which is also double insulated, and has central air and heat.  Gas, electricity, water and compressed air lines throughout make this an ideal workshop, garage and storage area complete with electric doors and a wheelchair lift which doubles as a freight elevator to the second level.  The area contains a 12' x 30' vault which features 1' thick reinforced concrete walls and a 2500 lb, 5' steel door with an ultra high security acoustic locking mechanism.  This was originally intended for secure weapons storage, but its other uses are many.  The entire building is ADA compliant 3' walk- through doors throughout. There are over 2,000 sq ft of covered wrap around porches of beautiful tongue and grove Douglas Fir construction, complete with Jacuzzi hot tub.

Other improvements include a hard wired exterior video security system with +-2 miles of underground cable installed.  There is an interior security system with state of the art IR motion sensor detection.  The smoke detection system is hard wired as well as is the computer network wiring throughout.  There are 26 pair telephone service through Valor Telecom, excellent water and service from the Cebolla Water Co-op, Dish satellite Television and Satellite Internet services are already installed.  Additionally, there is a 40'x8' metal storage unit equipped with electricity and telephone service.  Seven frost-free water faucets are also in place distributed over the 1.2 miles of waterline already in place.  There is also a very large, wrap around fenced dog yard for pets.

The Albuquerque International Airport is 2 1/2 hours away.  Santa Fe, Taos and Pagosa Springs, Colorado are less than 2 hours away.
