Location: The Spotted Trail Creek Trout Hatchery Inc. is located 13 miles NW of SCottsbluff, Nebraska. The William B. Heilig Airfield is just 15 miles SE of the property. The Airfield is also called the Western Nebraska REgional Airport. The elevation at the airfield is 4,027. Both runways have ILS with DME, outer marker, middle marker and localizer with a back borse for runway 12 only. There are two long runways, 12/30 is 8,279' long and runway 5/23 is 8,002' long. There is daily commercial air service with three arrivals and depatures provided by United Express (800-241-6522) and Frontier Airlines ( 303-371-7000) operated by Great Lakes Airlines ( 800-554-5111). Nearby motels are Holiday Inn Express ( 308-632-1000) ane the Comfort Inn (3008-632-7510). Improvements: Hatchery: 30x90 includes eith hatching jars, five fingerling troughs and twelve 800 gallon round fiberglass growing tanks. It also includes new water supply piping, new lights, new egg hatching nursery, new oxygen system, new bubbler system, 35KW Onan Standby Generator with emergency water and oxygen flow monitoring system with phone dialer and 5 hp honeywell chiller. Mineral Rights: All mineral rights, if any, owner by the seller, will be conveyed at the time of clsoing. Water Rights: 28 acre water rights for irrigating 28 acres from the Pathfinder Irrigation District. Presently, the 28 acres are planted and irriigated for wildlife (deer, pheasants and quail) in a conservation easement with the state(NRD).
