The property is 160 acres that has 80 acres of the thickest timber you will find with 30 acre and 20 acre crop fields that will be planted in soy beans as soon as the rain lets up.  We also have 30 acres of grass and clover with scattered mature pecan trees.  Timber strips have been left in the open areas to allow for awesome hunting opportunities.  We have two small ponds and a creek on the property and it borders the Marmaton River.  The property is bordered immediately on two sides by planted crop lands with grass and timber on the other two.

We are about an hour from Kansas City or Joplin and 2 hours from Tulsa or Springfield.  We are just a few miles outside a small town of 8,000 people.  It has a wonderful small town lifestyle with both public and private schools and a community college.  We have everything from a super Walmart, a country club, to a downtown area of many specialty antique shops and restaurants, as well as a newer modern hospital and an airport with a 4300' paved runway that can handle small jets.
